Use the blade tool to cut the audio clip into sections, and adjust each section's volume individually.
Create multiple keyframes with the keyframe button in the Inspector, moving the playhead each time.
Select a range using the Range tool, and pull the audio level line up or down.
Option-click to make four keyframes in the Timeline, then pull down the center section.

What does Lookahead do in an audio effect?
It controls how far ahead of the current playhead position the effect analyzes the clip.

Lanes allow you to create colors, tracks don't allow colors.
Lanes are rigid with few configuration options, tracks are very flexible and easy.
